We will then aggressively market your home through our website, 30+ other websites, as well as our database. We will feature your home in a weekly newsletter that goes out to 500+ Atlanta residents who are currently interested in becoming a Lease Option / Rent to Own tenant.
<br><br>
If your home is unoccupied, we typically recommend that you purchase a combination lockbox to place on the door. Then, when a client requests to view the home, we will have them fax over their drivers license prior to giving them the lockbox code. Of course if you prefer, you can be present for any showings.
<br><br>
Once a client is interested in your home, we will screen them carefully. We require a full application and do pull their credit. Although our program is “No Credit Qualifying”, there is still qualifying. We understand that life happens, and many people have been hurt by the recent economy and things like divorce and job loss. We look for what we call “homeowner mentality.” What this means is someone who knows they’ve hit a bad patch in life, but wants nothing more than to get back on track and own a home. They are serious about a better life for their family, and just need someone to believe in them and give them a chance. We would never allow someone to enroll in our program that was unable to afford the home and didn’t have stable income.

After we qualify the client, we will prepare all of the necessary documents for execution. The lease option agreement that we use is the same one that we use for our own investments. It provides sufficient protection for the most conservative of landlords.
<br><br>
Additionally, it heavily incentivizes the clients to make their payment on time, because the monthly rent credit (towards their purchase price) is only available if they pay on the first of the month. There is no grace period. Additionally, we require the clients to sign a monthly bank draft to further ensure that there is not a problem with prompt payment.
<br><br>
We also offer all of our Lease Option / Rent to Own clients the opportunity to participate in our passive income program. This allows them to make additional money so that making their payment is never an concern. We pay them $200 for a lease option referral, $400 for a home purchase referral, and $400 for an investor referral. We increase each of these by $150 if they allow us to make payment directly to you to pay ahead their rent.

Nothing!!! We have no upfront fees, and we only get paid if we place a qualified rent to own client in your home. Our fee comes directly from the client in the form of the option money.
