Preventive Maintenance/Safety • Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, pool chemicals flammables, Caustics and Freon. • Must have basic knowledge of electricity, electrical appliances, plumbing, refrigeration systems, plastering, HVAC, swimming pools, painting, drywall repair and carpentry. • Must be aware of the condition of apartment property throughout the community and immediately initiates action to correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights, etc. • Performs routine preventive maintenance and processes work orders on all company buildings and equipment as directed by Service Manager and Property Manager. Inspects and maintains all tools in excellent condition. • Performs work area clean-up and safety related duties. • Ensures that storage areas remain locked when not in use. General • Diagnoses and performs minor or routine maintenance or repair, as directed, involving the following on a daily basis: o Electrical and plumbing. o A/C and heating systems (excluding replacement of condensing units). o Water heaters (excluding replacement). o Appliances (when applicable). o Water irrigation systems. o Stairs, gates, fences, patios, railings. o Tile, carpet, flooring. o Roofing, gutters, fasteners. o Interior/exterior lights. o Fireplaces, ceiling fans. o Gas fixtures and appliances (where applicable). o Shutters, doors, cabinets, windows, sliding glass doors. o Boiler, gas and electric. o Door locks, P.O. boxes and locks. o Security systems (where applicable). o Ceiling leaks and mold remediation. o Walls. o Pool areas, tile, hot tub/spa, pool furniture. • Inspects and performs all needed make-ready repairs and services. Ensures that quality standards are met prior to resident occupancy. • Reports all major repairs and need requisitions to Service Manager and Property Manager prior to any expenditure of funds. • Changes locks and make keys. • Cleans dumpster area, breeze-ways, and building exteriors. • Maintains on-call report and log of service calls. • Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary. • Must be knowledgeable of inventory levels of spare parts and supplies and inform Service Manager of shortages. • Assists in keeping grounds neat and free of litter. Also, ensures proper Lock-out Tag-out procedures are being followed. ● Responsible for troubleshooting and making repairs to variable speed drives and other building control systems within the hospital. Must be proficient with troubleshooting with an insulation resistance tester, multi-meter (voltmeter, current meter, and resistance meter), and other electrical test and measurement instruments. ● Assist with maintaining electrical related drawings to ensure drawings are up to date and changes are permanently documented. Ensure electrical equipment is properly labeled and changes to labeling is completed when necessary. Requirements: Education: High School Diploma required, Technical College Associates Degree preferred Experience: 3-5 years minimum Licensure, Registry or Certification Preferred: Master Electrician or Journeyman license preferred. Valid SC driver’s license with a proven (MVR report) good driving record for previous 3 years. Must pass driver training within 6 months of hire.
