Back in 2004.</span></p> <p><span><br>Back then I was a Director at a Tier-1 automotive supplier working 60 hours per week. And if you remember it was 2004 when the industry began to hit the skids. With four kids and an terminally-ill mother that I had taken in, the last thing that I could do was blindly hope that my job would be spared.</span></p> <p><span><br>I needed a backup for my salary. I needed to develop a monthly cash flow that would act as a safety net in case my job was eliminated. But I had to do it at lunch, in the evenings, and on weekends. And I had to strike a balance between job, family, and doing something like this.</span></p> <p><span><br>So I acted.</span></p> <p><span><br>I started by I looked at every business ?opportunity? that I could find.</span></p> <ul type="disc"> <li><span>Franchises </span></li> <li><span>Day-trading stocks </span></li> <li><span>Multi-Level Marketing </span></li> <li><span>Trading commodities using ?proprietary? charts </span></li> <li><span>And every work at home scheme that I could find. </span></li></ul> <p><span>They were either too expensive to start (franchises), too risky to get in to (stock and commodity trading), too weird (Multi-Level Marketing) or bogus (all the work at home schemes).</span></p> <p><b><span><br>Then I looked at buying single family rental Real Estate</span></b><span>. And my eyes were opened.</span></p> <p><span><br>It had everything that I was looking for -</span></p> <ul type="disc"> <li><span>low barriers to entry </span></li> <li><span>relatively low cash requirement </span></li> <li><span>low risk </span></li> <li><span>AND strong cash flow (and return on investment) </span></li></ul> <p><span>So I got started investing in real estate.</span></p> <p><span><br>Not the flips and flavor of the month strategies that all the gurus were making up as they went along.</span></p> <p><span><br>Absolutely not. Neither flipping nor any of the other ?strategies? would give me that cash flow that I was looking for, if they worked at all.</span></p> <p><span><br>So <b>I went back to basics</b> - and focused on learning how to find and buy properties that would generate monthly cash flow. In particular - single family rental homes. It wasn?t sexy. It wasn?t glamorous. And because of that it certainly wasn?t anything that any of the gurus were teaching. I looked high and low, and I couldn?t find anything that would show me how to do this, beginning to end.</span></p><span> <p><br>So I taught myself. Property by property. And it was a TON of work. </span><span>I literally looked at 97 houses before I bought my first one. I looked at 53 more before I bought my second. <br></span><span><br>Since then? A couple of months ago I bought three. The second to the last one that I bought I saw and bought on my lunch hour.
