GOALS OF PROGRAM:
<br>
To aid people who have damaged their credit in the past, educate them on how credit works, what the mortgage industry is looking for in qualified buyers, how to improve their own credit scores, and aid them in the purchase of their own home.
<br>
At the conclusion of the program each client should have and understanding of:
<br>
1. How much credit do I need?
<br>
2. What is the truth about credit card debt?
<br>
3. What is a debt-to-income ratio and what should my own ratio be?
<br>
4. How to re-establish credit and how to remove old derogatory accounts.
<br>
5. How not to fall into the trap of creditors.
<br>
6. To purchase their own home using “A” paper lending with a low interest and a fixed rate mortgage.
<br>
<br>
<br>
QUALIFICATIONS:
<br>
<br>
Each candidate must fill all of the following qualification criteria for the lease/purchase option program. Each candidate must sign to cooperate fully with all restrictions and polices or be removed from the program.
<br>
<br>
1. Each prospect (each person who will be on the eventual loan) must be employed as a w-2 wage earner. This means you have an hourly or salaried job and receive a paycheck at lease once a month
<br>
<br>
2. The gross household income (the amount you make before taxes) must be 4 times the monthly lease value. If you are looking at one of our properties that resale for $130,000, the monthly lease is 1% or $1300.00 per month. To calculate your eligibility you take $1300 X 4 = $5200.00. If you do not make $5200.00 per month you are not eligible for this property and need to find a less expensive one.
<br>
<br>
3. You must have at least $3000.00 in cash available with the ability to prove it to qualify for this program. This money will be used to help you re-establish your credit and then ultimately for the non-refundable earnest money which is 2% of the contract sales price. If the property is $130,000 then your non-refundable earnest money at 2% would be $2600.00 or $1300 X 2= $2600.00.
<br>
<br>
4. Each contributing Client must be within 100pts of the minimum fico credit score established by the current guidelines for 100% financing of either FHA, “My Community”, or “Home Possible” programs.
<br>
<br>
<br>
<br>
PROGRAM DETAILS:
<br>
• Each client will pay an initial $50.00 fee (This is not part of the $3000) for the consultation to determine their eligibility for the program. They will receive a copy of their three bureau tri-merge credit report and counseling on credit repair, if they do not qualify for this program they may wish to utilize one of the other programs we offer.
<br>
<br>
• Each client will contractually agree to meet on a monthly (every 30 days) schedule with a consultant to have the re-established credit monitored, monitor credit repair goals, and promote the positive growth of knowledge to prepare for home ownership. All clients understand that this participation is essential in the overall program and would violate the terms of the lease/purchase contract and would be grounds for eviction.
<br>
<br>
• As a renter, you may not alter the property in any way during the lease.
<br>
<br>
• Each property is a single family residence, this is for one family only. This means a mother, father, children, and elderly grandparents. Not two siblings with their spouses, or married children living with parents.
<br>
<br>
• Properties cannot be sub-let nor the contract assigned to other parties.
<br>
<br>
• The monthly consultation would adhere to the following times and would be scheduled in advance for convenience. M-W-F 8:00am – 6:00pm, T-TH 10:00am – 9:30pm, Saturday 9:00am-9:00pm, Sunday “by emergency appointment only”.
<br>
<br>
• Each consultation would take place at the property location.
<br>
<br>
• All monthly rental fees are to be paid by personal checking account. A copy of all cancelled checks will serve as 12 month rental history.
<br>
<br>
• Every 90 days (three month period) your credit will be reviewed with you to show client progress, monitor poor credit tradeline removal, and to insure client does not increase debt to income ratio.
<br>
<br>
• Each property has $5,000.00 of closing cost contracted to be paid to the buyer at closing. This combined with your earnest money should limit your actual cash outlay for money you will be expected to provide for closing. We generally estimate you should have an additional $1,000.00 ready (this is often the rental amount for the month when we close the property!).
<br>
<br>
• Each property has a detailed list of repairs that were made to it, it is recommended that you have the property inspected (at your cost) by a licensed inspector prior to lease/purchase contract.
<br>
<br>
<br>
FAQ’s
<br>
<br>
1. Why do I have to lease the home I am going to purchase?
<br>
<br>
This program is designed for people with less than good credit. If you have great credit and enough cash for a down payment just contact one of our consultants for a regular purchase contract.
<br>
<br>
2. What happens if I do not want to do the credit rehabilitation?
<br>
<br>
Nothing, however you will not qualify for this program. The Credit Rehabilitation Program is the core for this program. It insures the investors who own the home that you will be qualified to purchase it at the end of the lease term. They are taking a high risk lease/purchasing their property to a currently unqualified buyers.
<br>
<br>
3. Who is going to know I am doing this?
<br>
<br>
No one, unless you tell them. Our consultants preserve your privacy and work only on referral. Your family, neighbors, children will not know unless you tell them.
<br>
<br>
4. Why is the Earnest money non-refundable?
<br>
<br>
Because of the risk the owners of the properties are taking participating in this program with unqualified buyers, they require you, the client, to have something invested in the program. Most people are unwilling to lose their own money and are motivated to succeed in the program. This money gets credited to you at the closing to offset the closing costs, and to show your seriousness for the program. It is not used for back rent nor for any other fees associated with default of contract.
<br>
<br>
5. What if I cannot make the payments?
<br>
<br>
Your consultant is there to help you through the tough decision making process. If you have followed the program design there is no reason to fall short. If you have unforeseen circumstances, such as job relocation, an exit strategy will be worked out for you to move out of the home. Then a plan will be put in place to help you restart the program.
<br>
<br>
6. What if I buy outside the program?
<br>
<br>
You cannot! When you contract for the lease/purchase program you will have to sign a lease and purchase contract together, then, follow through with the both contracts. If you do not wish to lease/purchase a home, you my call a consultant to ask about one of our other non-purchasing programs.
<br>
<br>
7. What if I decide not to purchase the home when the lease is over?
<br>
<br>
That would be breach of contract. You would forfeit your earnest money and any rights to the property. You would be held liable for any and all damage to the property.
<br>
<br>
8. Why do I need $3000.00 cash available?
<br>
<br>
This money is originally used for the re-establishment of your credit and the non-refundable earnest money deposit.
<br>
<br>

9. How do your fix my credit, and how much can be fixed?
<br>
<br>
There is only so much that can be done, however we generally are able to increase your fico score 100pts. So a individual who starts out with 550 mid-score (middle score of the three bureau scores, Experian 589-Trans Union 531- Equifax 550, your mid score would be 550) could be expected to reach 650 in 12 months. This would qualify them for many loan programs, especially “My Community”.

10. Why do I have to meet the consultant every 30 days?
<br>
<br>
The steady observance of your behavior during the transition is important. It will take several months to adjust to the program and we can correct mistakes made quickly if we are aware of them immediately. It also gives the client positive feedback to show their improvement as they work the program.
<br>
<br>
11. What happens if I lose my Job?
<br>
<br>
We will try to form an exit strategy to aid you to get out of the contract, while looking for other employment. If another job opportunity in the same field is obtained we will do nothing.
<br>
<br>
12. How many people total can live there?
<br>
<br>
The current estimations are for two persons per bedroom. So if you purchase a 3 bedroom /2 bath /2 car garage home you can only have 6 people total living in the property. 4/2/2 would allow for 8 total family members, 5/2/2 would allow for 10 family member.
<br>
<br>
13. Can I sublet the property to my brother or let him take over the contract?
<br>
<br>
No. There is no provision to let anyone take over the lease, nor the purchase contract. If there is a problem and you know of an individual who would like to “take over” they must qualify just as you did and sign new contracts.
<br>
<br>
14. Why would someone do this for me?
<br>
<br>
People selling properties are in the business to make money. They understand the best way to make profit is to provide a superior product to a consumer for a relatively good price. If they can make a profit in helping you purchase their property, then they will try and make the profit. This is not a program for every property owner, so every attempt to limit the risk to the property owner is made.
<br>
<br>
15. Why would I want to do this program? What benefit is there for me?
<br>
<br>
This program gives people who have not got an opportunity to purchase their own home an opportunity to do just that. If you follow the program, instead of giving your money away for nothing, renting a house or apartment, you can start building a steady environment for your children in a home that you will eventually own. Keep your children in the same schools and provide the stability every family needs.
