Pics are worth a thousand words so here are some "before" and "afters": <img src="http://greatlandlords.com/_unit_photos/181_1198466579.jpg"> ouch! that doesn't look so great. maybe we should have just left the four layers of linoleum and vinyl... <img src="http://greatlandlords.com/_unit_photos/181_1198466601.jpg"> ... but wait, i see a hint of sunshine underneath the black tar-paper that has soaked into the pores of the wood... <img src="http://greatlandlords.com/_unit_photos/181_1198466614.jpg"> ... sweet! after many hours of careful grinding and sanding--and a heavy coat of danish oil--this kitchen floor is ready for action! <img src="http://greatlandlords.com/_unit_photos/181_1198466827.jpg"> hmmm... I'm thinking "1970s", what do you think? <img src="http://greatlandlords.com/_unit_photos/181_1198465998.jpg"> ... amazing what a little Armstrong linoleum in a classic black and white checkerboard pattern can do! <img src="http://greatlandlords.com/_unit_photos/181_1198467134.jpg"> ok, back to the 70s again... dirty beige carpet over two layers of linoleum (from the 20s and 50s), with a nice tar-paper base thrown in just to make it a challenge... <img src="http://greatlandlords.com/_unit_photos/181_1198466018.jpg"> no WAY that's the same room! (ah, but note the window placement and the bay window layout)... yes, it IS the same room! <img src="http://greatlandlords.com/_unit_photos/181_1198466966.jpg"> more carpet over more vinyl over more linoleum and tar-paper... <img src="http://greatlandlords.com/_unit_photos/181_1198466652.jpg"> ... reverse angle of the same room with the belt sander at work (go Tim!) <img src="http://greatlandlords.com/_unit_photos/181_1198467068.jpg"> ... and here you have the (almost) finished floors "after"... the original turn of the century plank Fir, with 1st coat of sealer (but no polyurethane yet). <img src="http://greatlandlords.com/_unit_photos/181_1198467487.jpg"> but wait! what if someone really lazy PAINTED my hardwood floors... can you sand through paint? <img src="http://greatlandlords.com/_unit_photos/181_1198467502.jpg"> we sure can! if there is solid hardwood underneath, we can get to it. <img src="http://greatlandlords.com/_unit_photos/181_1198467669.jpg"> yikes! that left a mark... but i do love that harlequin pattern from the 50s! <img src="http://greatlandlords.com/_unit_photos/181_1198467682.jpg"> ...unfortunately in this case someone had cut out some of the original floors underneath and patched with plywood--so the homeowner had us install new Bruce pre-finished white oak flooring over the subfloor... (my suggestion was to hit the salvage yards and try to find 60 s.f. of similar Fir to repair--but time and budget was of the essence...) <img src="http://greatlandlords.com/_unit_photos/181_1198470236.jpg"> well, well, well... i wonder what's underneath that lovely 90's faux stone tile in the sunroom, Martha...? <img src="http://greatlandlords.com/_unit_photos/181_1198465839.jpg"> I'd say that's long-leaf pine, Ethel... <img src="http://greatlandlords.com/_unit_photos/181_1198467416.jpg"> eek! scary bathroom! but... <img src="http://greatlandlords.com/_unit_photos/181_1198467389.jpg"> ... after a little exploratory surgery we find hardwoods underneath--but rotten (mostly around the toilet flange) and too far gone to save... <img src="http://greatlandlords.com/_unit_photos/181_1198467447.jpg"> ... so, we repair the sub-floor and install 1/2" concrete underlayment... <img src="http://greatlandlords.com/_unit_photos/181_1198467433.jpg"> and finish off with a vintage mosaic tile floor with pinwheel border and carrera marble threshold--suitable for the 1905 vintage of this building. AND HERE ARE A FEW OTHER FLOORS THAT I DON'T HAVE "BEFORE" PHOTOS OF THAT I THINK TURNED OUT GREAT... <img src="http://greatlandlords.com/_unit_photos/181_1198464327.jpg"> here, we scoured, acid cleaned, and sealed this concrete floor from the 1950s--and installed basketweave tile in the bathroom. <img src="http://greatlandlords.com/_unit_photos/181_1198464249.jpg"> another concrete floor that turned out cool... you can still see the tile pattern from the original linoleum that was glued down to the original slab... <img src="http://greatlandlords.com/_unit_photos/181_1198464435.jpg"> oak floors in loft conversion... <img src="http://greatlandlords.com/_unit_photos/181_1198464532.jpg"> more oak floors... these had been painted and carpeted for 40-50 yrs... had stains and carpet pad glued to them... <img src="http://greatlandlords.com/_unit_photos/181_1198467551.jpg"> circa 1917... original fir floors... very dry and brittle when sanded... soaked up several gallons of oil sealer and topcoat. <img src="http://greatlandlords.com/_unit_photos/181_1198467535.jpg"> <img src="http://greatlandlords.com/_unit_photos/181_1198467523.jpg"> <img src="http://greatlandlords.com/_unit_photos/181_1198467324.jpg"> <img src="http://greatlandlords.com/_unit_photos/181_1198471458.jpg"> This was actually a patch job from water damage around French doors... it was either pull up the whole floor or come up with something creative to hide the fact that we just cut up 3x10 foot section of rotten flooring. So I came up with this inlay... used scraps of four different kinds of wood--all sealed natural (red oak, maple, cypress, white oak). No one really does these cool old inlays by hand anymore--if you see them at all they are factory made in sections. Not that hard... just time consuming. <img src="http://greatlandlords.com/_unit_photos/181_1198471710.jpg"> A red oak & white oak floor (stained "Jacobean" brown) inlaid inside a slate floor. (There are patterns it the floor but you can't see them due to the angle and the dark stain.) REPLY TO POSTING WITH QUESTIONS OR TO FIND OUT HOW TO GET A FREE ESTIMATE ON YOUR FLOORS...
