At most of my properties, if I do a short term lease, I'll include gas & water & internet--but never electricity which varies widely depending on the time of year and where you like to keep the thermostat set. But, if you HAVE to have all bills paid, then just add $300 to the advertised rent and I'll cover your electricity as well. You actual bills probably won't be that high but since I have no way of knowing what they will be in advance, I have to collect more than enough to cover them. <p> * CAN I BRING FLUFFY WITH ME? This varies from unit to unit and is spelled out clearly in every posting. The best thing to do is email me with specifics about your pet(s) and I'll get back to you with an answer / pet deposit amount. As a rule of thumb, pets are generally not a problem. <p> * WHEN IS THE UNIT AVAILABLE? I have a unit available right now. It is not currently furnished but I can have it set up in a day or two. The paperwork (application / credit check / lease) takes about that long anyway. So, if you applied today, I could probably have you dialed in and sleeping comfortably in as little as three days. <p> ARE THE FURNISHINGS IN THE PHOTOS THE FURNISHINGS THAT WILL BE IN THE APARTMENT IF I RENT IT? Not necessarily. The photos on my site and in the postings are an aggregate of various photos I have taken over the years for advertising purposes. The photos ARE actual photos of the UNIT, but the furnishings may have changed. I can provide photos of typical furnishings that I have used in the past if you need specifics. And the actual furnishings you get will depend mainly on your feedback. If you don't drink coffee, you won't get a coffee maker. If you need a desk, I'll get you a desk. Don't worry. I'm not a slumlord and I would never lease anyone a unit with shabby, threadbare furnishings. <p> * I WOULD LIKE TO SEE THIS APARTMENT. HOW DO I MAKE AN APPOINTMENT? We show all current or upcoming vacancies once or twice a week at times that are generally convenient for most people--around 5:30-6:00 p.m. on certain weekdays and around 11 a.m. on some weekends--as needed. Since you have inquired about this unit we will let you know when the next showing is as soon as it is scheduled. IF you are not local and are NOT coming to town to view properties before you move, I CANNOT rent this apartment to you without SOMEONE coming to check it out and approve it for you in advance; that person can be a friend, family member, co-worker, etc. You should make sure they are clear on what it is you are looking for in an apartment since it will be on them if they lead you astray. :) <p> * WHAT ARE THE OTHER TENANTS LIKE? Probably a lot like you. 95% of my leases are long term (12 month), unfurnished lease. 75% of my tenants are professionals ranging from mid-twenties to early-forties. About 25% are graduate students in law or medicine, maybe 5-10% are undergrad students and a variety of other shapes sizes and ages. All of my tenants have been thoroughly screened, just as you will be if you apply. <p> * IS THIS SPACE AVAILABLE FOR A LONGER TERM LEASE? Definitely. I would always prefer a 6 or 12 month tenant over a short term tenant. However, I know that there is a need for short term housing so any time a unit is coming available I offer it both short term / furnished and long term furnished (or unfurnished) in order to broaden my applicant base and to help fill a need in the community. Some of my best tenants were short-termers who just wanted to get their bearings in the city before deciding on long term housing or who were just here for a specific time frame (i.e. hospital rotation; summer internships, care of a family member, etc.). So, if you find that your short term thing becomes a medium or long term thing, you could remain in this unit longer than three months if needed. <p> * IS THERE A CREDIT CHECK AND/OR DEPOSIT REQUIRED? Of course there is. If you run across anyone who will rent you an apartment without requiring an application, some kind of background check, and a deposit--run the other way. The property must be haunted, infested by rats, or next to a railroad track.
