<![CDATA[OK all you subletters & temporaries... here's the deal in a nutshell: <p> I just bought this cool, vintage house in between Montrose & the Museum District. I'm going to be renovating the building over the next six to eight months. It's going to be somewhat torn apart during that time. I'm willing to rent part of the house to someone for very cheap, under the condition that they have to accept & live with the ongoing renovations. <p> The house has tons of vintage charm and I'm going to save as much of that as possible and add even more. It's very solid overall, just has 40 yrs of deferred maintenance. (If you just keep putting bandaids on a problem, eventually the bandaids are the only thing holding it together!) <p> Obviously the entire house will not be under construction at the same time. And many areas of the house (particularly the upstairs bedrooms) aren't really being effected at all. Just cleaned up, painted, blinds, lighting, etc. So, I'm starting with the upstairs bedrooms and bathroom(this week actually), getting them cleaned up and painted. Then I'll screen & seal the hardwoods upstairs and that will basically be one complete living space. <p> The only basics that I would be able to guarantee is (a) running water (b) one fully functioning bath at any given time (c) the house will be reasonably secure (we can add locks to the bedroom doors as well), (d) there is off-street and on-street parking and plenty of storage, (e) possibly a washer & dryer, (f) a fridge, (g) a place to wash up (dishes), (h) a place to cook, (i) hot water most of the time. <p> I cannot guarantee anything else consistently, so whoever moved in would have to agree to these terms completely. <p> This situation is not for everyone. If you don't mind roughing it a bit to live in a great location & have 3x more space than you would have otherwise--this may be a great deal for you. There is no central air or heat. There may or may not be hot water consistently. There may not be a "proper" kitchen. There will be guys working in the house from 8 a.m. to 5 p.m. on any give day, M-Sat & sometimes on Sunday. Not every day. Not every week. But frequently. There will be dust. There will be paint fumes from time to time. Etc. Not every day. But sometimes. <p> So, if you're interested in checking out the space or talking to me a bit more about it, send an email to stanford@custom-cabinets-houston.com <p> Availability is pretty much "whenever". I'm not in an hurry. We're still doing demo & "discovery" on the house to figure out exactly what we're going to do. If you're into DIY / home improvement shows you will love this. But I'm not looking for someone to trade rent for work. I have very good, unbelievable skilled crews already. <p> The biggest up-side to this is location & square footage for the money. Instead of living in a studio apartment in the Montrose / Museum District for this price, you would be living in a large house with a yard, garage, etc. <p> There will be an application and a credit & background check and a deposit--but obviously not crazy high standards there. I just need to know who I'm dealing with. <p> This would be a short term / month-to-month deal with minimal notice to cancel by either side (2 wks? 4 wks?). I'm not looking to tie anyone down into anything long term. But I also don't want a revolving front door. So, I would prefer a 2 to 4 month commitment--but it's a not deal breaker. <p> I am just about done painting the upstairs so I'll start showing this property this week to anyone who'd like to check it out. <p> ps. (I've got about 20 units in four different vintage buildings that I've restored around the inner loop.) But, every now and then I'll do a shorter term / furnished (or unfurnished) lease if the right deal comes along. And, since I have two units coming available in this building at the same time (due to the renovation), I'm going to offer one of them as a "short term" furnished (or unfurnished) lease. <p> I have a 3 month minimum for short term and/or furnished leases. It's just not worth the hassle for anything less than that. So, if you're just needing a place for a month or two--this place probably won't work for you--unless 3 months rent at this price is less than or equal to two months at some other property. However, if you're looking for something for 3 months, 6 months, 9 months--or even longer--either furnished or not--shoot me an email and give me some details about your situation and I'll let you know if I think we're a good fit. (for 6 months or more I would reduce rent by $100/month) <p> The apartment itself is in a location that is very convenient to downtown Houston, Midtown, the Museum District, the Medical Center, the University of Houston, etc. The building is 1930s vintage. There only five units so it's not a huge, soulless, econobox complex with 500 apartments and a parking garage. The property is about 3.5 miles from the center of downtown Houston (I used the Harris County Courthouse on Preston as my destination to map it). So, one could easily commute by bus or by bike if one were so inclined. By car, you're looking at a 5 minute commute in the mornings to downtown or maybe 10 minutes to the Medical Center, 15 to 20 minutes to the Galleria area. <p> Currently the other tenants in the building are an architect and an engineer. <p> I bought the building about a15 months ago and restored the entire building so it is in excellent condition. This is a 1st floor apartment with hardwood floors and a nice, new, vintage style kitchen and bath. Big one bedroom unit. Laundry on site. Central a/c. And I've got internet set up at the building for everyone to share. WiFi. Gas & water are included, so the only thing you'd need to switch into your name is the power, which will probably run $30 to $70/month depending on the month of the year. I take a little bit of this and a little bit of that and I come up with something that is unique and definitely not "traditional" or "contemporary". I like to play off the original style of the building as much as possible. I have stuff dating from the late 1800s to the mid 1900s. Since this place is 1930s I just kind of tweaked that look and updated it a bit, refinished the hardwoods, added recessed lighting and other vintage fixtures, used natural stone counters (black slate) in the kitchen, added some stainless steel details here and there, etc. The unit is clean, quiet, and well-maintained. The furnishings are basic but new. If you need something particular (like a desk or coffee maker), that's doable. I'm looking for someone to live on site to keep an eye on things during the renovation. Most of the work will be going on downstairs & in the attic, so the 2nd floor--which is all bedrooms + 1 full bath--will be fairly undisturbed during the process. <p> The house is classic. 1936 vintage. Two stories. Three bedrooms. Did have two and 1/2 baths but I've removed all but one bathroom, which is original to 1936... mosaic tile floor, cast iron tub, pedestal sink, etc. Cute but a little rough. I just finished painting the entire upstairs--walls, trim, doors, ceilings, closets, etc. Each bedroom a slightly different shade of grayed down earthy greens. Planning to sand and finish the hardwood floors this week. So the entire upstairs will be mostly "done". <p> The house won't have a "proper" kitchen for a while. I pulled that out. But I can put together a commercial style kitchen with a place to prep and cook and clean. Wouldn't be fancy but it would be functional. <p> The house does not have heat or a/c at the moment. We have a pretty mild winter and it's almost over anyway. There were window units in the house when I bought it that we've removed but they may work and be usable. Couldn't guarantee that and not willing to buy any. But the tenant(s) would be welcome to provide their own. At this price, for this location, a couple of window units would be a minor expense for the tenant. <p> There are going to be ongoing renovations all over the house. Obviously we could contain that and schedule to create minimal disruption, but it's a fact you'd need to consider going in. As mentioned above, I just finished painting the entire upstairs--which is basically the space that I am leasing out. There are three separate spaces up there. One could be bedroom, another office (or 2nd bedroom), and the third, larger space, (the master bedroom) could be a living room in the short term. Plus the full bathroom. <p> I tried this before with another project I did a few years ago (505 Avondale) and ended up meeting some cool people and having some interesting tenants. So, this is less a money making thing for me than it is a practical exercise. I'd prefer to have someone around. And if I offer it free, I'll get 100 emails a day. So, I have to charge to something. And, there is definitely value here for the right person. It's a killer house in a killer location. And it's cheap. Roughly 1000 square feet of space for $695. (This house will lease for $2500/month or more when I'm done. The house next door is on the market for $750,000.) <p> Of course, there's gonna be an application, credit check, background check, etc. Which doesn't mean that I won't lease to you if you're not solid gold or perfect. I just always need to know who I'm dealing with up front. <p> Not looking for anyone to "trade" rent for work. Thanks, but you probably don't have the kind of skills I need (or you wouldn't be needing to trade rent for work). :) Which doesn't mean you couldn't be involved in some way if you are into the whole renovation / restoration / home improvement, DIY thing. In fact, it would be a great experience for someone who's into that but doesn't have the money to do their own renovation. You'd get to see every phase of the process 1st hand. <p> The term is negotiable but I'd need at least a two month commitment and then we could go month to month with two weeks notice to terminate or something like that. Nothing too restrictive on either side. <p> Utils would probably be something like I pay water and a base amount of the electric. You pay balance. If you want cable or internet, you'd be on your own there obviously. <p> One person preferred. Two max. <p> Pets would be case by case. With construction going on, probably not the best idea.
