You will find that RES is one of the only management companies in the area that doesn?t charge any extra administrative/service fees-which, of course, saves you money. You only pay the 10% if the property is currently rented and 10% is taken directly out of the monthly rent collected--which means all you have to do is receive your money. RES charges NO FEE TO PLACE TENANTS FOR PROPERTIES UNDER RES MANAGEMENT! <h3><img width="25" height="26" src="http://chooseres.com/FCKuploaded/image/sm-logo2.jpg">How fast will I get my rent proceeds?</h3> <p><u>Fast!</u> <i>How</i> fast depends on you-If you sign up for EFT/Electronic Funds Transfer through our property management website, we can have the money in your account within a day or two after we receive the money from the tenants. We also require all our tenants to pay with certified funds. Our portfolio of properties is focused around our ability to manage each property as if it were our own, with frequent drive-by inspections and the ability to quickly respond to any property needs. <h3><img width="25" height="26" src="http://chooseres.com/FCKuploaded/image/sm-logo2.jpg">Do you coordinate maintenance requests?</h3> <p>Yes. We have a long list of pre-screened, approved vendors located throughout Jacksonville, who specialize in everything from plumbing to roofing. These vendors have to compete against each other for our business-our loyalty is to YOU, the owner, and we go to great lengths to ensure the highest quality work at the lowest price. When RES receives a maintenance request from either an owner or a tenant, we contact an approved vendor to perform the work (lease permitting) and obtain multiple bids if necessary. All vendors will be paid from incoming rents or, if the property is vacant, we ask that the owner send us a check to pay the vendor invoice. <h3><img width="25" height="26" src="http://chooseres.com/FCKuploaded/image/sm-logo2.jpg">What costs extra?</h3> <p>We do not charge extra for inspections, photographs, showings, etc. While we do have a small lease renewal fee, the market rent-rate increase usually just about covers that. We currently have a need for a couple of small jobs to be completed and we are looking for a reasonable, stable, reliable Carpenter/Handyman that can perform the work without strick supervision, that has their own tools, will not drive us crazy with challenges and wanting to be paid the very second they complete the project....etc. We are an established company (real estate investment and management) and have extensive knowledge in remodeling and construction. We pay our bills on time and take good care of our contractors but are busy and may not be able to inspect, accept and pay for work completed the same day. Expect to take 2-3 business days for inspection and payment for work completed. <br> <br> Our current project, the first to see if we are compatible and get us started, will be an exterior door replacement on an old home that is occupied.
