]]> | <![CDATA[I know exactly waht you mean. The homes and apartments these slum lords want to rent arent worth what they are charging. You will find 3 types of landlords in this area.<p>
1. The landlord that will work with you and understands the market and the fact that NO ONE is perfect.<p>
2. The slum lord that is trying to get rich off every tom dick and harry he rents to by charging them double what their trash heap is worth. On top of that they want to charge you $50 app fee, usually first, last, security and every other fee under the sun.<p>
3. The person that bit off more than they can chew and is about to have their home forclosed on. So in turn they want to charge double what their mortgage payment was and because they are 3 months behind, guess what? They pass that on to you by charging first, last & security.<p>
Its a shame because a little over a year ago you could find a nice place here in east TN for a reasonable rental rate. Now its a joke. I am completely frustrated. Realtors & Owners alike, don't you realize what kind of economy situation we are in? Why is it that you have to charge so many fees for every little thing, Set such high requirements for credit, or expect a tenant to give up a family member just because it's a dog?
<br>

I want to relocate to TN from FL with my daughters badly and am having a difficult time because I can't afford to pay multiple application fees just because I'm interested in a home and want to see if you're willing to let me live there. Those fees add up!

I can understand checking credit to see if I might have trashed a previous rental, etc. but the credit score requirements on some of these places when I'm not even trying to buy a home is unreasonable! I have a dog that has been part of my family for 9 years, THAT apparently makes me a leper too.

Listen people, I was a landlord once too and I know how hard and upsetting it can be when a tenant trashes the place. But a credit check isn't the answer, I've learned that from experience.

My credit sucks from a divorce that gave the ex one of the houses, yet a "grace period" where my name stays on the mortgage to allow him time to get a loan. Good luck in this market.... and yup, you guessed it... he has been making late payments because he could care less about his credit and the fact that he's ruining mine. I have never been late on any other credit line that I have on my report! And yet, as a result of my divorce situation, my scores are barely 600, if that. The multiple credit pulls are NOT helping either!

In this economy you landlords want to sniff your noses up at good people with a couple "No-No's". I've got documented proof of my situation with the ex, documented proof of my current rental reference (including how well behaved my 9 y/o aussie is) but WHY can't you be reasonable and give good people a chance?!

Meet me, look at my references and paperwork to prove I'm not some "loser"... take a chance. I have my own business, I work from home so I'll always be there. I have two well mannered children, a 9 y/o Aussie that is house broken and a family member that we aren't willing to give up just to rent your house. Doesn't THAT show responsibility? I'm a clean, non-smoker, drug free, professional, and a previous home owner that wants to rent long term (at LEAST two years!) before choosing my own future home purchase in Tennessee.

What kind of home am I looking for? I need a home with three bedrooms to sustain my family and an extra space to run my business. I'm not picky, that extra space can be an insulated garage, basement, den, rec room, detached workshop etc. I'd like a somewhat private location, prefer a small town feel but doesn't have to be fancy. I'm REALLY hoping for a kid friendly yard but at this point, beggars can't be choosy huh?

I can move as soon as end October if you're willing to work with me on exactly how much you need to get upfront.... $2,000 & up is excessive... especially since I have to pay deposits to turn utilities on! OR, I can afford more upfront if you're willing to allow me more time to move in... December 1st?

Heck, my daughter has been taking a special vet program at her high school and would LOVE to volunteer on your farm if you have a rental in close proximity! I can mow my own yard, paint, fix minor plumbing, and MORE! All experience I've gained from owning my own homes.
