The two acre parcel is undeveloped land in it's natural state. <p>The seven acre parcel has a 30,000 square foot factory/warehouse building on it. Inside this building is a 1000 square foot office with a kitchen, two bathrooms, and loft storage above. The factory building was built in 1968, and the warehouse was built in 1974. There is also a small - 2 Bdrm/1 Bath house on the seven acre parcel, which is also about forty years old. <p>There is access to a major railroad line on the west side of the property, but we had our spur removed years ago when the factory closed. Last time I checked, it costs about $20,000. to have a spur installed. <p>The property is in a quiet, rural neighborhood. But it is also just a few miles southwest of downtown Memphis and the I-40/240 freeways. It is also just a few miles due west of Memphis International Airport. (see map below) <p>The electric power comes in at 3 phase/480 Volt, and drops down to 240/120 Volt inside. All of the exterior electric transformers and circuit breaker boxes are new. There are compressed air lines throughout the building, and there is a small exterior storage room where the compressor goes. <p>There are six overhead doors. The main one is a tall drive-through door and is electric, and five are normal sized and manually operated. Three of these overhead doors are set up as loading docks. Two on the east side are for trucks, and one on the west side is for rail cars. Three of the overhead doors on the south side are at ground level, and you can drive a vehicle through them. The floor of the factory/warehouse buildings is smooth concrete, and is in good condition. There are a few minor defects in the exterior siding on the north side of the factory/warehouse building, and a couple of small leaks when it rains hard. <p>This property is For Sale "as is" by Owner. Both parcels of land, the factory/warehouse building, and the house are appraised at $241,500. Our asking price is $160,000. A down payment of 10% of the selling price we agree to will be required when signing the Purchase Agreement. Inside this building is a 1000 square foot office with a kitchen, two bathrooms, and loft storage above. <p>It has access to a major railroad line on the west side of the property, but we had our spur removed years ago when the factory closed.
