DUTIES The MAINTENANCE TECHNICIAN is to assist the maintenance supervisor in maintaining the physical integrity of the community. This involves ensuring a comfortable living environment for residents, visitors and staff. The MAINTENANCE TECHNICIAN will carry out assigned duties in a safe manner and other duties as requested by the maintenance supervisor. <ul> <li> Ensure that all vacated apartments are thoroughly restored to "market ready" status in a timely manner and according to the manager's timetable. <li>Prepares apartments for new residents by removing trash and other debris, performing maintenance, painting and cleaning within the time frames established by the community. Informs maintenance supervisor and manager of needed services and repairs. <li> Ensure assigned service requests are completed in a timely manner and correct. <li> Ensure grounds of community are free of debris <li> Diagnoses and performs minor, routine or major maintenance or repair on a daily basis. <li> Works hands-on to ensure market ready, occupied and preventative maintenance is performed on a timely basis and to ensure preventative maintenance schedules are followed. <li> Participates in maintaining cleanliness of grounds, building exteriors, curbs, breezeways and amenities. <li> Complete Service Requests within 24 hours <li> Responds to residents within 15 minutes to “after-hours” requests for maintenance, troubleshoots problems and takes action to resolve maintenance issues. Cleans up work area and restores it to its original condition. Notifies residents either verbally or in writing that their requests have been completed. <li> Documents all communication on the service request file copy.
