I need a caretaker who can begin in mid December to live there and take care of whatever arises. I need to know you can be there for at least six months. Here's some more info about the property:

House needs improvements. Drywall has been put up in two rooms. Flooring has been done in one. Everything needs to be finished even though everything works right now. I need to get my stuff out of the way, which I plan on doing during the next two weeks.

Who I'm looking for: Someone who is completely self sufficient - if the water heater breaks I want them to know what to do/how to shut it off/etc. They must have some basic knowledge that can get them through. I can't come running out there - it would take me nearly 2 hrs to go there.

I also want the person to be able to clean. It will need cleaning. They need to be able to mow the grass and take care of the outside, including not mowing down the flowers that come up in spring.

The big thing is the cats. When I bought the place, a cat came with it. Fine, so I caught her with the intention of getting her spayed. Unfortunately she was about to deliver. So now there are five spayed/neutered cats there. They need to have food out. That costs about 50/month depending on what you buy. They do not use a litterbox in the house - they have the whole yard for that.

What else.... well I need someone to be there at least six months and in exchange for free rent, I need some things done. You'd need to pay about $150 per month for filling up the propane tank. And above that, improvements need to be evident within the home. Drywall needs to go in the rest of the floors. More flooring might can be put down. The front window has to be changed and I'm open to suggestions. I think a wood burning stove ought to be put back in there to help with heating. The front door needs to be changed out. There are lots of things that would make it look better. I've still got to clean a lot of my shit outta there.

So I would expect someone to have a sufficient job to be able to pay for the gas bill, put food on the table,provide cat food, and grab a few supplies from time to time. I'd also expect the person(s) who move in to sit down and enjoy the turkey, deer,foxes, racoons, owls, opossums, and other creatures who come through. It is so quiet. There's room to have a garden and I had a tiller you can borrow. The rainwater off the roof fills up storage tanks for watering the garden.

So for the people: I would like it to be a couple of people. They both have to be clean and sober and have a sponsor if appropriate. No smoking in the house.You can't have a bad misdemeanor record nor a recent felony record. We'll discuss it. You MUST MUST be self-sufficient. Carpentry skills would be a plus. A willingnes to learn and figure things how is great. You'll have to show me a clean drug screen and have three good references -- one job, one family, and one other. I'll want a copy of a license and proof that you have obtained renter's insurance.

I will maintain my bedroom there but I've only been out there once this year. The situation w/ my grandmother age 91 can change at anytime, so I do maintain a presence there.. I could end up having to live there at any time but that isn't expected right now. If that did happen, I'd give you plenty of time.

So look for paying around 200 or 250 for filling the propane, plus being expected to make improvements. But, helll, it is a farm house with acreage!

When we moved in, we painted the master bedroom blue and two walls in the second bedroom as well as the dining room wall red. This can either be left this way or painted back at your request. <br><br>
It is up one flight of stairs from the street, four stories up from the ground, and faces the woods. No occupant on the floor below, and other neighbors are quiet. <br><br>
Has central H&A, vaulted ceilings, 9'x12' deck, two bedrooms and two bathrooms and large living area. Kitchen has oven/stove, dishwasher and disposal. There is a laundry room with a washer and drier that I rent from Appliance Warehouse. I'm not sure, but I think the lease can be transferred and is about $45 a month.
