And this despite all the promises of “fast cash” and “easy money” that sold the courses that got them into the business in the first place. You see, the reason many Real Estate Entrepreneurs don’t do so well is not because of lack of intelligence or their willingness to work hard. It is simply due to being focused on the wrong area of their business. We come out of our training very “deal” focused, and not motivated seller focused.

If there is one thing that is the reason for someone experiencing problems in our business, it is that they cling to marginal deals. This is directly related to not having enough qualified leads to work with. You only have two or three interested sellers even talking to you in the first place, so if you want to eat you better close those deals! And that sets up the worst of all scenarios; a desperate buyer chasing a luke-warm seller. The solution to this problem is to have a continuous flow of sellers calling you so that you have a choice of who you want to work with. With so many people calling, you are in the position of not needing any one of them. If any particular seller is inflexible or difficult to deal with, you can legitimately walk away from them knowing that you having another seller to move on to right around the corner.

Fort Worth is located in northern Texas and the Southwest, and the South portion of the United States. The DFW Metroplex is the hub of the North Texas region. According to the United States Census Bureau, the city has a total area of 298.9 square miles (774.1 km²). 292.5 square miles (757.7 km²) of it is land and 6.3 square miles (16.4 km²) of it (2.12%) is water.
A large storage dam was built in 1913 on the West Fork of the Trinity River, 7 miles (10 km) from the city, with a storage capacity of 30 billion US gallons (110,000,000 m³) of water. The lake formed by this dam is known as Lake Worth. The cost of the dam was nearly US$1,500,000 - a handsome sum at the time.

Fort Worth has a humid subtropical climate according to the Köppen climate classification system. The hottest month of the year is July, when the average high temperature is 97 °F (36 °C), and overnight low temperatures average 72 °F (23 °C), giving an average temperature of 84 °F (29 °C)[16]. The coldest month of the year is January, when the average high temperature is 55 °F (13 °C), and low temperatures average 31 °F (-1 °C)[16]. The average temperature in January is 43 °F (6 °C)[16]. The highest temperature ever recorded in Fort Worth is 111 °F (44 °C), on July 26, 1954[17]. The coldest temperature ever recorded in Fort Worth is -6 °F (-21 °C), on December 24, 1989[18] Because of its position in North Texas, Fort Worth is very susceptible to supercells, which produce tornadoes. The average annual precipitation for Fort Worth is 34.01 inches (863.8 mm)[16]. The wettest month of the year is May, when 4.58 inches (116.3 mm) of precipitation falls.[16]. The driest month of the year is January, when only 1.70 inches (43.2 mm) of precipitation falls[16] The average annual snowfall in Fort Worth is very light, only 2.6 inches (66.0 mm)[19]

How did you get into real estate investing? Did you read a book on it? Was it a seminar? A meeting of some sort with speakers selling courses? Did you get really, really jazzed and pumped up by these simple (”not easy”) concepts that were delivered to you in parable form from the stage by a charismatic speaker? .
<br>
<br>
I have to admit that’s where I began. I attended a “conference” and dropped over a grand in two days. What I ended up with was a very funny course about Paper (i.e. discounted mortgages) and a more sober account of making a million five in eighteen months buying and rehabbing multi-units. I listened to tapes for about four days straight, then went out and bought an HP12C financial calculator.
<br>
<br>
I loved paper (the units can wait a while). I really got my head around it. I loved discounting on the calculator, I loved calculating yields. And the guy on these tapes was so funny! I spent a fun couple of weeks learning the courses and I knew more than most bankers because the guy on the tapes told me so. I knew this stuff inside and out. Two deals a week would be OK with me you know, I’m not greedy. Now where was it in the book did it show how to find the deals. OK…here we go … Look up names at the courthouse, call Accountants, call Contractors, call Attorneys……hmmm.

<br>
To cut a long story short, I looked up five hundred names at the courthouse and sent letters to them, I made about five hundred phone calls to Accountants and Lawyers (setting up my “network”), and finally I found one note holder who was interested in selling. I made an offer, he said “no”, and I went home and went to bed for two weeks, too depressed to function. All that work, and this guy just said “no”. That was my introduction to the wonderful world of real estate investing.

<br>
I kept at it for years but I was still in very much the same position I had been in when I first got started. The same position I stayed in, until I wised up, and the same position most real estate investors struggle with year after year because they don’t know any better.
<br>
<br>
That is: “I know all this stuff inside and out. I know 100 different creative ways to buy a property. But I’ve got to suffer through things like lackluster advertising results, cold-calling, talking to hundreds of testy uninterested people, and dead ends, before I even get the chance to talk to someone who is half way motivated to sell. This is a crossroads. The proverbial “brick wall” for most of us.

It’s easy to fix up your properties if you have unlimited cash. However, you need to keep your repairs minimum to stay profitable. You also need to keep your properties in good shape to attract tenants or buyers. You can do the basic improvements, such as carpet and paint, but these can still costs thousands of dollars. The following are some inexpensive ways to improve your properties with very little cash

#1) New Electrical Switch Plates
<br>
<br>
This is such a minor, yet overlooked improvement. Most rental owners and rehabbers paint a unit and leave the old, ugly switch plates. Even worse, some even paint over them.
<br>
<br>
New switch plates cost about 50 cents each. You can replace the entire house with new switch plates for about $20. For the foyer, living room and other obvious areas, spring for nice brass plates. They run about $5 each - not much for added class.
<br>

#2) New or Improved Doors
<br>
<br>
Another overlooked, yet cheap replacement item is doors. If you have ugly brown doors, replace them with nice white doors (you can paint them, but unless you have a spray gun it will take you three coats by hand).
<br>

The basic hollow-core door is about $20. It comes pre-primed and pre-hung. For about $10 more, you can buy stylish six-panel doors. If you are doing a rehab, the extra $10 per door is well worth-it. For rentals, consider at least changing the downstairs doors.
