<![CDATA[Hi! My name is Daniel, and I would like to trade my Hawaiian Resort Condo for your Sacramento Area home. Here's the info:<br><br> Located in Makaha Valley Plantation, Oahu, HI. 30 mins from airport, 45 minutes to Honolulu. <br><br> Condo is ~900 sq ft, 2 beds, 1 bath. Vaulted ceilings, ocean view. Beach on one side, mountains with waterfalls on the backside. 2 minute drive or 10 minute walk from the beach. The resort's name is Makaha Valley Plantation (www.makahavalleyplantation.org). Gated community, 24 hour security (very discreet), great management. Rent in the area fetches around $1200/month. The Assocation fee is $440.00/month: pays for water, garbage, cable, groundskeeping (top notch, view pics and website). 2nd car stall is available at $20.00/month. <br><br> The Bottom line: <br>I bought the condo two years ago thinking I would be spending about 10 years in Hawaii, but work has relocated me to Sacramento. I've held on to it hoping that I would find my way back there, but it just isnt going to happen (saddens me...I loved that place and I hate to let it go). <br><br> Here are the numbers:<br> I purchased two years ago at $190K. Amount owed on the mortgage is just under $170K. In the midst of the real-estate market tanking, the home has been appraised between $170 - $180. Easy rebound once confidence in the market is restored. <br><br> What I'm looking for: I'm basically looking for anything in the Sacramento area. I have used the calculators online, and I can qualify for up to $250K - $325k house trade (or less, of course). We can mess around with the numbers when you respond. I could possibly go higher, but that's my comfort zone. <br><br> By the way, I'm willing to trade up! :D My primary need at this time is to be living in the house I'm paying in to. I don't really have any bedroom or space requirements...just interested in finding a home in a nice area with a reasonable mortgage. I'm thinking that my primary audience will be people that are looking to trade into a smaller mortgage amount. <br><br> So if you think that a trade between us will benefit both parties, please don't hesitate to respond! I'm willing to explore all offers. My timeframe for completing the swap can be anywhere between 1 - 5 months.]]>
