<![CDATA[Seeking feedback, wanting bids for basement room addition. Cited for code violation for no permit(licensed electrician reported in retaliation- he has now bee cited by state for not getting permit and other violations). Plans now obtained after months of approval amendments,etc. City inspection scheduled next week. It appears we will not be able to really get bids until after city inspection, then will know what exactly needs to be done. However, some have contended they can save us money if they are here to "talk" to the inspector. It is clear that the plans do not match some of the work already paid for and done (i.e. plywood needs to be put up for shear wall behind drywall and it was not). Other things the inspector says she has to verify regardless of pictures, receipts, etc.. (ie. Concrete footings were poured-rebar, etc. has to be verified that it was done to code). Inspector says we will likely have to cut section out to verify. Another example of likley work needed, will need special inspection related to epoxy anchor bolts that need to be installed per plans. In this nightmare due to licensed contractors that were hired but did not comply with requirements. So being licensed does not mean your the best or most trustworthy. Seeking true honest people who stand behind their work and charge reasonable rates and everyone says they are that so it is hard to know who to trust. If you think you can be of any help in this nightmare and have something to offer or suggest, please reply. Or reply if you want to bid after the written "corrections" are given or suggest what to do as far as getting a bid. May hire for all work to be done or parts of. ]]>

<![CDATA[Wanted: professional installation of approximately 120 square feet (one rectangular room about 10' x 12' feet) of pre-engineered hardwood flooring. The room is on the ground floor of a private residential home; staging tools can happen in the back yard (can't be in the garage); window is large enough to pass cut or uncut planks through. Currently carpeted with builder's special crap, the flooring underneath is concrete and it may or may not be level. This will need to be sealed first about two days beforehand so that the sealant can properly dry. Will also need installation of a T-step at the entrance to the room, and 1/4 round around the room perimeter (pardon me if I'm not using "perfect" professional language here, I'm just a homeowner). We had the same flooring installed previously in another room on the ground floor of our home, but I can't locate the guy/team that did that job (which is a shame, because they were great!). For what it's worth, the concrete floor in that room was level enough that we didn't need to worry about that step. I would prefer to use someone that does flooring installation for a day job, and is in between jobs right now (or can do the work over a weekend). Let me know your experience, schedule for how the job would go (ie. seal one day, glue down floor another day, install molding another day, etc.), references, and price per square foot/ or for the entire job. We seek someone / or a team that is ethical, courteous, responsible, neat, professional, fully insured, very good at what they do and sane. If this works out well, we have another, larger flooring installation job (hardwood on stairs and part of a second floor with a plywood base) that we wish to do at a later date. We are also looking for a craftsman that can install wood (not melamine) cabinetry in this lower room as well.
