The seller requests that the bank take a total amount which is <br>
short of the amount owed, instead of foreclosing on the property. <br>
The bank will only consider a short sale if the seller has a <br>
verifiable financial hardship, <br>
and the bank will net more on the short sale than it will in a foreclosure. <br>
The bank is not obligated to do a Short Sale or accept the price offered. </h3>

1. How do I start your leasing only service?

Call us for a free consultation and market analysis. We meet you at a convenient time and location to discuss your property. If you would like to retain our services after we meet, we draft a short term Leasing Agreement for your review. Upon signing the Leasing Agreement we will immediately start marketing your property.

3. When does your management fee begin if my property is vacant?

Our management fee does not begin until a lease is signed with a tenant.

4. What is the length of the Property Management Agreement I must sign and how can I terminate the agreement?

Each Property Management Agreement is for one year which can be terminated without cause in thirty days. In essence your Agreement is a month to month agreement.

5. How is the leasing fee paid?

The leasing fee is paid from the move in money (rent & security deposit) paid by the tenant prior to getting possession of the property.

6. How is the management fee paid?
<br>

The management fee is paid every month from the rent payment.

7. How much money is paid to me every month and in what manner?
<br>

The total rental amount is collected from the tenant and deposited into a broker trust account. Our management fee and your pre-arranged bills are paid (deducted) from the total rent collected. The difference can either be mailed directly to you or deposited directly into a bank account of your choice.

8. When can I expect my monthly payment?

We typically send or deposit your money on or before the 10th of every month.

9. Who pays for the maintenance of my property?
<br>

You, the property owner, pay for the actual cost of all maintenance of your property. We, however, manage all maintenance activities of your property as part of the management fee you pay us.

Our sunny, spacious and beautifully appointed 1600 sq ft kitchen was built in 2003 to meet all commercial food prep codes. It is registered with and inspected by the following governmental Commercial Food Preparation oversight departments, from which we regularly receive the highest ratings:

We keep it very clean and well organized. There is a handicapped accessible restroom.

During your time in our kitchen you will have access to our refrigeration and freezer units; Wolf range with two standard ovens, a cheese-melter and a grill top; microwave; full-sized double-decker convection oven; and various workstations. You will also have access to our cleaning supplies, pots, pans, baking trays, various utensils, cooling racks, certain food processing appliances, wire rolling carts, and dollies. We have folding tables that you can position according to your needs within the kitchen. These are ideal for organizing your supplies near your work area and for doing packaging work.

<br>
There are strategically placed paper towel holders around the premises for your use. Tune in your favorite radio-station on our stereo system while you work. Of course, your water, electrical, and gas usage are included in your hourly rental fees.
<br>
<br>
While you will be responsible for cleaning up after yourself when you are finished with your food prep activities, we have made it easy for you to return our space to it's spotless condition by designing our kitchen with careful intent towards ease of maintenance. Our floors can be hosed clean and squeegeed dry! Our giant, three-bin dish sink, floor mounted mop sink, and movable worktables make washing up a snap. Both our dish and food prep sinks have double drain boards and strategically located drain shelves.

We require cash cleaning and security deposits, and a list of all personnel when you sign our rental contract. Current, valid IDs and food handler's cards are required for everyone on your staff.

<p>Millions of hard-working Americans are struggling with mortgages right now. Many do not know what to do, and will end up foreclosing, getting kicked out of their homes, and having to rent for 5-7 years.

<li><b>Deed in Lieu of Foreclosure</b> - Give the property back to the bank instead of the bank foreclosing. Banks generally require the home be well maintained, all mortgage payment and taxes must be current. Most loan applications ask if this has ever happened. Some people have reported that the "Deed in Lieu" will have as much negative impact on credit as Foreclosure.</li>
<li><b>Forbearance</b> - A special mortgage forbearance agreement is a written repayment agreement between a lender and a mortgagor that contains a plan to reinstate a foreclosure loan that is a minimum of three payments past due and unpaid. If you qualify for a Special Mortgage Forbearance agreement, you may be allowed to postpone monthly mortgage payments for a period of time.</li>
<li><b>Reinstatement</b> - This will involve convincing the bank of your ability to continue making payments in the future. You will need to pay the entire default amount plus interest, attorney fees, late fees, taxes, missed payments and other fees.</li>
<li><b>Partial Claim</b> - A loan from the lender for a 2nd loan to include back payments, costs and fees.</li>
<li><b>Loan Modification</b> - Utilizing the existing mortgage company to modify or extend the terms of the loan. This may allow the homeowner to catch up at a more affordable level. To qualify, you must prove to the lender you have fixed the problem that caused the late payment.</li>
<li><b>Short Sale</b> - A transaction that is a "short pay" or a "short sale" (also known as "pre-foreclosure sale") simply means that the property is sold for less than the seller owes. A Short Sale will need to be negotiated with your bank(s), to convince them to accept less than what is owed on the property, and to have them issue a document releasing the lien and reporting the account as settled or paid.</li>
