I just want to inform you of other options incase your first options didn’t work out. I listed them below for you for free and with no obligation whatsoever. Please look them over and I truly hope one of them can work for you.

I am not a Realtor, an Agent, Broker or Attorney. I too, lost one home to foreclosure so I KNOW exactly what you’re going through. So rather then tease you with a few “secrets” to hopefully sell you’re your home, I’ve listed all below IN DETAIL. All you need to do is follow through, follow up and make some phone calls. Nonetheless, if you have any questions or still need help, I’d love to be there for you incase your first option or those below don’t work out. My contact information is listed below. Option 1) If you have NOT missed a payment yet, but know you are going to, the first step you must take is to contact your lender and let them know your situation. If you lost your job or have some other type of hardship going on let them know. They can give you time, but you must call them as soon as you know you’re going to miss a payment.
<br>
<br>
Option 2) Ask for a “Forbearance”. This allows you to delay payments for a short period of time, with the understating that another option will be used afterward to bring the account current. For example if you know you’ll have the funds to bring your account current by a specific date, because of a guaranteed sum of money you’re receiving.
<br>
<br>
Option 3) Ask for a repayment plan. This is where the lender agrees to add a certain amount of the first missed payment onto each of the next subsequent two payments. These plans provide some breathing room for you if you only have short-term financial problems, such as a sudden expensive repair or a medical expense that makes it too difficult to pay your mortgage fore one month. But if you have already missed two or three payments and owe a couple thousand dollars in lender legal fees, the lender of your mortgage may still try to arrange a repayment schedule. But if you will likely have to pay a third to a half of the delinquent amount up front, and then pay off a portion of the remaining balance each month for a year or more.

Option 4) You may also be eligible for a loan modification plan, designed for people who can’t afford repayment plans. In a modification, the lender actually adjusts the terms of the loan to make it affordable. It may lengthen your amortization schedule or lower the interest rate to cut the monthly payments, or roll the past due amount into the loan and re-amortize the new balance so you can pay the additional debt back over time. I simply believe that these to modifiers are the best sources I my opinion or feel free to google search others.

Option 5) Ask for a “Short Refinance”. Some lenders will agree to forgive some of your debt and refinance the rest into a new loan. This way, the lender still gets more money than they would by foreclosing your home.
<br>
<br>
Option 6) A Deed of Lieu of Foreclosure (DIL) is an option in which you voluntarily deed your property back to the lender in exchange for a release from all obligations under the mortgage. Unfortunately there is no way to do this without hurting your credit, unless you get the mortgage company to report your mortgage account as “paid in full”. You may face income tax issues resulting from the lender forgiving part of the debt (which the IRS will likely treat as income to you, even though you don’t receive any cash in the transaction), but you might be able to get yourself out of the hole as start over again sooner rather then later.

One last Option - This is pulling out “the big guns”:

Option 7) FORCE your lender to PRODUCE THE NOTE! You may have a loan (or loans) that where done back in 2005 and 2006 which are bad news for everyone, some lenders and mortgage brokers where also intentionally deceptive – hence, the reason why most of them are no longer around. You may have noticed during the last few years you may have received a new statement from a new lender, maybe even two or three different lenders at different times. Regardless if you’re in pre-foreclosure, foreclosure or if your case ends up in court, DO NOT let the mortgage company off easy – make them PRODUCE the NOTE. Back when you bought your home there was an original “I.O.U.” – and original “promissory note” that you signed – make them produce that original note. We are hearing now, that many mortgage lenders are having difficulty doing this. Because of the way they did business, because of the way they simply “disregarded” of what was really at stake, because they never thought through the seriousness of the consequences, they never really did care about the papers that you signed. Those original notes are is some warehouse someplace. Those notes are in dumpsters around the country, those original notes are very hard to find, and they are hard to find because back then they didn’t think the “needed them” because they were just trying to make money off of YOUR debt. They would take your debt, package it up with other debts, sell it, resell it, RESELL it again, put it in a bundle and sell it once again to investors telling them it was “really good stuff”. Now, that “really good stuff” is falling apart at the seams. We are hearing from Judges from around the country that they now realize the impact of what is happening and they don’t want to be a “spoke in this wheel”. They realize that this is a fraud - and possibly one of the biggest frauds in the history of the United States. So the JUDGES are demanding PROOF. MAKE THEM PROVE IT! Make them prove that the “guy who they are trying to foreclose the property on” is the rightful owner. Make them prove that the original note exists and bring it to the courtroom. It’s as simple as this: if they cannot be able to produce the note, they shouldn’t be able to take your house. You’ve done everything you could. You’ve done what they asked you to do. You signed in good faith. They were lying to you and now this is the only thing you have left. Fight for that house and if this is the one thing you can do to fight back, then “MAKE THEM PRODUCE THE NOTE.”

My name in Bruno Versaci and I am a real estate investor. I hope the information I provided above may help you save your home if that is your intention. But as I stated above, if you believe none of these options would help, I would love to hopefully purchase your home and make the transition of starting again as smooth as possible. As an investor, I cannot give you top dollar (fair market value) for your home. However, regardless if you’re upside down, (owe more than the house is worth), have little or no equity I may still be able to take you out of foreclosure. We can either come to a price agreement (if you have equity) or I can always submit a “short sale”. A short sale does take 3 to 6 months (maybe more) but some banks will agree to one if it saves them money. I also work closely with several other investors which can be a big help as well because we purchase all properties CASH, which is a great motivator for banks to work with us.

You may have received several letters from other investors wanting to “help you” (or maybe no one at all), or as you scroll the pages of craigslist every realtor has all the answers – if you work with them. I’m here to help, not to reap in the largest profit possible. As I stated above, I too, lost a home to foreclosure and looking back, I wish I had someone – anyone willing to help me do so because it was extreme financial pressure and honestly I just “wanted out”. I wasn’t fortunate. You may be. I cannot stress enough that my best interest is your best interest. Foreclosures and pre-foreclosures are a dime-a-dozen and there are more homeowners in trouble whereas I cannot send these letters out fast enough. That’s why I gave you as much information as possible and to use me ONLY as a last resort. Again, if you have it all figured out congratulations, we can part as friends and maybe you can forward this post to a friend that could use some assistance. The Bay Area Homebuyer Agency (BAHBA) and First Home, Inc. (FHI) bring you this exciting announcement in an effort to continue servicing households who have expressed an interest to purchase a home.

BAHBA has combined three public programs to create the HELP homebuyer assistance program. HELP can provide 1st time homebuyer up to $67,000 in homebuyer assistance subsidies when purchasing a home in Alameda County.
