* Reports To: Manager

* Supervises: Lube Technicians

* Nature of Work: Responsible for assisting the Manager in providing (or in the Managers absence, providing) efficient and quality service to customers. Can be given primary responsibility for specific functions within the store as directed by the store manager.
<br>

* Essential Job Functions:
<br>
<br>
1. Open and Close Station on time.
<br>
2. Monitor work flow to ensure that vehicles are serviced within specified time limits.
<br>
3. Provide daily supervision and training to Lube Technicians, including coaching, counseling, corrective action and performance evaluation; monitoring staffing levels and adjust accordingly.
<br>
4. Meets sales goals.
<br>
5. Complete daily, weekly and monthly paperwork.
<br>
6. Provide service to customer vehicles, including checking and changing fluids and filters, airing tires; provide specialized service including but not limited to transmission, differential and radiator services; input customer and maintenance information into computer; explain service to customers and accept payment for services.
<br>
7. Maintain proper cash controls (i.e. follow check acceptance policy, correct preparation and making of deposits, cash drawer maintenance, etc.).
<br>
8. Provide prompt and courteous customer service; answer questions; resolve customer problems and complaints.
<br>
9. Observe and comply with safety rules and regulations.
<br>
10. Perform related duties as assigned.
<br>
<br>
* Knowledge, Skills and Abilities: To successfully perform the essential functions of the position, the employee must be able to read and write English. Previous supervisory experience is preferred. Good technical knowledge and math skills are required. Equipment operation includes overhead and floor mounted oil and grease guns, differential pump, transmission fluid exchange machine, hand tools, computer, cash register, telephone, credit card machine and calculator. The employee must be able to reach four feet in height overhead, some bending, stretching and use stairs is used constantly. The employee must be able to communicate effectively with customers and co-workers and respond to communication calls from co-workers. Mobility is required.

* Scope of Position: This position reports to the Manager and has direct supervisory responsibilities for store personnel.

* Working Conditions: This position works in a garage environment 100% of the time. Exposure to heavy equipment, slick surfaces and hot-cold temperatures.

JOB SUMMARY:

Responsible for the supervision of engineering property operations at one or more buildings. Responsible for the direction, coordination and control of activities and personnel in order to deliver superior customer service, provide safe and stable operation of the property and to optimize engineering efforts to keep operating expenses as low as possible. This is a “working” supervisory position, where the chief is expected to be actively involved working with tools, and in repair and maintenance operations.

ESSENTIAL JOB FUNCTIONS:

- Employee Management: Provides day-to-day supervision of engineering staff’s daily activities. Manages engineering staff resources to include: hiring recommendations, training and development, and conducting and /or monitoring performance and evaluation process.
<br>
<br>
- Building Maintenance: Primary site contact for all equipment operations and maintenance matters. Responsible for ensuring that systems are operated in the most efficient and effective manner. Works towards a reduction in work orders.
<br>
<br>
- Budget: Assist in development and implementation of operating and extraordinary expense budgets as required
<br>
<br>
- Customer Service: Ensures safety and comfort of tenants on a daily basis. Actively use Angus tenant request data to reduce tenant work orders and to eliminate recurring problems.
<br>
<br>
- Corporate/Regional Initiatives: Assist manager – portfolio engineering in implementation of corporate and/or regional initiatives. Provide management and leadership for continuous improvement efforts, develop best practice initiatives for sharing locally and nationally.
<br>
<br>
- Maximize Building Technology: Use building systems to maximize the available technology, systems, and programs to efficiently and effectively run buildings.
<br>
<br>
- Preventative Maintenance (PM): Support manager – portfolio engineering to ensure PM is being scheduled and performed in a planned and effective manner. Use Angus Anywhere preventative maintenance program to maximize the effectiveness of engineering staff. Collaborate with manager - portfolio engineering and other Equity Office staff to ensure that resource sharing is maximized across Equity Office properties.

- Vendor Management: Ensure compliance with regionally directed procurement programs. Approve purchases and process PO’s and invoices. Oversee outside contractors and base building service contractors to ensure building systems are properly maintained and utilized.
<br>
<br>
- Safety: Maintains life safety, environmental and emergency procedures and programs per local codes; ensures property is in compliance with local, federal, and state building, safety and environmental policies, including OSHA policies and regulations and asbestos operations and maintenance programs. Ensure annual safety or environmental training or certification is obtained for employees or vendors, as applicable.

- Support Leasing: Support leasing effort by: helping with leasing plans, involved in property tours with prospective tenants, review of tenant space drawings, etc.
<br>
<br>
- Energy Conservation Program: Use systemic measures to promote energy awareness and conservation at managed properties. Champion consolidated energy conservation programs to achieve maximum results from tenants and staff.
<br>

Qualifications
<br>
- 5+ years of facilities operational experience required.
<br>
- 3+ years supervisory experience as senior engineer or equivalent position in facilities operation. This includes strong employee relation skills, coaching skills and training skills.
<br>
- Industry certification/training required such as: technical school certificate emphasizing HVAC, electrical, plumbing, life safety and building control systems accepted.
<br>
- As required, highest-level relevant state/local license for stationary engineer and/or HVAC plus universal level refrigerant recovery license .
<br>
- BOMA accredited courses desirable.
<br>
- Strong oral and written communication skills.
<br>
- Computer skills and building automation systems experience required.
<br>
- Certification meeting OSHA ACM awareness training requirements as required.
<br>
- Working knowledge of energy conservation required, formal training preferred.
<br>

Initial Responsibilities:
