Mission Viejo has been ranked in the top safest cities in the US for several years, has great schools within walking distance of the house, a park just a block over, a golf coarse within walking distance, mountain views, close to the beach, a private lake and so much more. My wife and I purchased this house with the plans to raise our family here, but with the changes in the economy, my job is moving to Seattle. During the first month of owning the home, we spent over $60,000 in upgrades - including a new kitchen with tons of pull-out shelves, new lighting, plumbing upgrades, new carpet (Stainmaster Ultralife Carpet - the best Stainmaster makes with a 15 year warranty). Our home has a large yard that is much larger then the numbers show due to the hills. The rear yard has 2 levels, an upper and a lower with a small hill between them, then a large steep hill up the back full of trees and plants. We have a large Koi pond in the lower yard (the last family had a kids play set there since it's on sand – many put a pool in this section of their yard). The area is very clean, quiet and safe.
