Summary of Job Description:

Under the direction of the Vice President of Operations the Fleet Maintenance Manager will be responsible for management of all aspects of the vehicle inspection, preventative maintenance, and crisis/demand maintenance programs for all White Buffalo trucks, tractors, and trailers. We currently operate 30 trucks, 30 tractors, and 24 trailers for a total of 84 units. The Fleet Maintenance Manager plans, organizes, and directs our fleet maintenance programs. Coordinating with our Operational Supervisors, the Fleet Maintenance Manager will plan, administer, assign repair orders and PM schedules, and supervise the overall countrywide program of vehicle maintenance. Responsible for White Buffalo’s adherence to FMCSA Regulation Part 396 ‘Inspection, Repair, and Maintenance”, and all other applicable FMCSA, OSHA, and WISHA rules and regulations, and any governmental audits relating to our maintenance programs and records. Responsible for safe operations and cleanliness of our company shop facility. Responsible for procurement of parts, supplies, sub-contract repairs, and shop equipment. Assists in formulating specifications for new trucks, tractors, and trailers and in developing a comprehensive vehicle replacement plan. Assists the Vice President of Operations in budgeting and other areas of administration. Will be required to perform maintenance procedures and make repairs as part of your daily routine and duties.

Knowledge, Abilities, and Skills:

This position requires working knowledge of internal combustion engines, alternative fuel applications, and related components theory and operating principals. The ideal candidate would possess considerable knowledge with regards to Freightliner FLD112 and Argosy model tractors, and International 4700 and 4300 model trucks. In addition direct knowledge concerning International DT-466, Cummins M-11 and L-10, and series 60 Detroit engines is very desirable. The ability to administer a complete vehicle inspection, preventative maintenance, and crisis/demand maintenance program is critical. The ability to support the established company accounting procedures. The ability to effectively evaluate and supervise employees and to coordinate vehicle maintenance and repair procedures with our operations supervisors. Excellent human relations and oral/written communications skills. Understands modern office practices and procedures, record keeping, and possesses competent computer skills to include Microsoft Word, Excell, and Outlook applications. Knowledge of the job, professional demeanor, desire to build interpersonal relationships, communication skills, organizational skills, critical path thinking, and problem solving abilities are paramount. Considerable knowledge of accepted best practices as it relates to tools, shop equipment, replacement parts, supplies, and preventive maintenance and crisis/demand maintenance procedures is a requirement.

Must be able to figure, layout, cut and fit complex parts and shapes using blueprints, existing structures and template materials.

Job Responsibilities: Travel to job site to perform requested services, including vibration analysis, balancing, laser shaft alignment. Take vibration readings using hand held vibration analyzer. Perform Machinery Diagnosis based on data recorded. Prepare detailed, timely report for client indicating diagnosis and possible solutions or detail repairs performed during visit.

Job Qualifications: Verifiable history of good work practices (punctual, courteous and responsible). Mechanical aptitude and problem solving skills. Valid driver’s license and reliable vehicle. Familiarity with the Internet and e-mail, including sending/receiving attached files. Good interpersonal skills. Ability to work both independently and as part of a team. Report writing skills.

Position Summary:

This position will be responsible for "hands-on" day-to-day facility maintenance, repairs and operations for facilities within the company’s portfolio. The Facilities Engineer will work primarily within company data centers, but may also assist with other facilities in the company’s portfolio, as directed. The company’s data centers incorporate a variety of topologies and brands of electrical, mechanical and environmental control systems, supporting our varied tenants’ needs.

Primary Responsibilities
<br>
• Directly perform inspections, light planned maintenance (filters, belts, minor inspections, etc.), and facilities work orders (plumbing, lighting, doors, etc).
<br>
• Analyze and troubleshoot complex systems failures, coordinate installation, maintenance and repair of electrical and mechanical systems, building control systems, data/voice system, and write procedures for routine and emergency work, and schedule all planned maintenance.
<br>
• Manage and document facilities work orders and customer service requests.
<br>
• Manage vendor activities, monitor progress to ensure objectives are achieved for outsourced maintenance and projects.
<br>
• Interact with data center management, property management, and vendor management on project efforts.
<br>
• Develop and maintain operational process, procedures and as-built drawings.
<br>
• Communicate verbally and in writing as required for customer interaction.
<br>
• Manage and administrate building control systems.
<br>
• Develop and improve preventative maintenance programs, schedules, work instructions, SOP’s and operational procedures.

Skills & Personal Characteristics:
<br>
• Minimum of four years of experience as a facility engineer preferably in computer room/data center environments.
<br>
• Must have knowledge of and experience with critical electrical systems (UPS, standby generator, switchgear, STS/PDU, etc.), mechanical systems (package systems, split systems, dry coolers, fans, chillers, cooling towers, etc.), fire alarm and suppression systems (sprinklers, alarms, incipient smoke detection, etc.) building control and monitoring systems (e.g. Square D, ALC, Tracer Summit), security equipment, etc.
<br>
• Demonstrated experience in building controls, electrical & UPS systems.
<br>
• Must be comfortable working in situations with an emphasis on preventive maintenance and emergency response.
<br>
• Must be comfortable and flexible enough to work in a flat organization with a wide-ranging and changing scope of responsibilities. At the same time, the qualified candidate must be comfortable working within the constraints of procedures put in place to minimize the opportunity for human error.
<br>
• Demonstrate excellent written and verbal communication skills.
<br>
• Proficiency with Word, Excel, Outlook. Proficiency with other programs (e.g. MS Project, Visio, PowerPoint and CAD/CAM) a plus.

The position’s responsibilities include, but are not limited to:

Technical Work Requirements:
<br>
• Property Management - Coordinate all activities under the direction of the Board of Directors and the Association Manager. Assist the Association Manager in implementing building policy and standards.
<br>
• Security – Provide personnel and contract supervision of the control access system (cards, cameras, computers, database, and security doors). Supervise system hardware repairs and maintenance.
<br>
• HVAC – Review repairs and maintenance of the chiller maintenance contract, and BAS (Building Automation System). Maintain supply and exhaust fans, and air-handlers; and chemical feed system for open and closed water loops. Set-up and monitor equipment maintenance schedules and records.
<br>
• Plumbing – Conduct repair and maintenance of boilers and controls, supply pumps, circulation pumps, draft fans, PRVs. Schedule maintenance for main line and interior transitional drain.

• Janitorial – Maintain MSDS information. Monitor quality and scope of janitorial work and assign special cleaning projects;
